Chimney crowns: what they do, why they crack, and what to fix

The crown is the slab that covers the top of a masonry chimney around the flue tiles. Its job is to shed rain and snowmelt away from the flue and past the outside face of the brick. The International Residential Code, in R1003.9.1, calls this part a "cap" and requires masonry chimneys to have a concrete, metal or stone cap with a drip edge and a caulked bond break around the flue liners, following ASTM C1283. The code also requires that cap to be sloped to shed water. When a crown fails, water gets into the brick, mortar and flue, which is how small cracks become spalled brick and interior stains. Honest caveat: which edition of the code applied when your chimney was built, and what your area has adopted since, varies by state and locality, so an older chimney may not match today's rule.

Three words get mixed up constantly. The crown is the masonry slab across the top of the chimney. A mortar wash is a thin layer of mortar troweled over the top bricks in the shape of a crown, and it looks similar from the ground. The metal chimney cap is the mesh hood over the flue (see rain caps), even though the building code uses "cap" for the crown. SaverSystems, which makes crown repair products, says a proper crown should be precast or cast-in-place concrete or stone, at least two inches thick at its thinnest point. It also says a mortar wash lacks that strength and fails quickly at keeping water out. Knowing which one you have changes the repair, because sealing a wash that is already breaking apart rarely lasts. Honest caveat: you often cannot tell a wash from a thin crown in a photo, and it may take a close look at the edge and thickness to know.

Crowns crack for a few repeatable reasons. Water that sits on a flat or poorly sloped top soaks in, freezes and expands, which is why freeze-thaw climates see more crown damage. SaverSystems says a crown bonded directly to the flue tile and brick can tear itself apart, because the materials expand and contract at different rates as they heat and cool. It also recommends an expansion gap around the flue liner so the crown is not cracked by the flue's movement. Hansen and Sons, a chimney company, adds that crowns made from ordinary mortar mix instead of concrete, poured too thin or without reinforcement, fail early. The consequence is the same in each case: water gets past the top of the chimney. Honest caveat: some fine surface cracking happens as concrete cures and ages, and it is not automatically a construction defect.

A crown should stick out past the brick on every side, with a groove cut underneath called a drip edge. Water running off the crown drips free at that groove instead of clinging and running down the face of the chimney. The International Residential Code requires a drip edge on the crown but, in the text we confirmed, does not give an overhang dimension. Guidance from the trade differs: SaverSystems recommends at least two and a half inches of overhang with a drip edge at least an inch out, while Hansen and Sons describes a minimum one-inch overhang with a drip groove. A flush crown with no overhang lets water soak the top courses of brick, which shows up as spalling and white staining near the top. Adding an overhang means rebuilding, not sealing. Honest caveat: because published figures differ, ask the company which specification it builds to and why.

Not every crack means the same thing. Thin, surface-level lines usually come from aging and temperature swings, according to A-1 Chimney, a chimney company. That company uses a simple rule of thumb: if a coin edge fits into the crack, the damage is more serious. Other signs of a crown near the end of its life are gaps between the crown and the flue tile, missing chunks, and a surface that is soft, flaky or breaks apart when touched. SaverSystems notes that small cracks can often be sealed with a flexible coating that moves with temperature changes. Structural failure means the crown no longer sheds water at all, and the cost difference between sealing and rebuilding is large. Honest caveat: a crack's width in a photo is hard to judge without something for scale, so ask for a coin or tape measure in the frame.

Most homeowners never see their crown, so a crack finding is hard to judge. The fair, simple step is to ask for dated photos of the whole crown plus close-ups of each crack with a coin or tape measure for scale. A real structural crack usually runs through the slab, often from a flue tile corner to the edge, and may show gaps, missing pieces or a loose edge. A thin mortar wash tends to fail differently, with a web of shallow cracks, flaking, and brick visible where pieces have come off. Ask whether the recommendation is to seal or rebuild, and why. The FTC advises getting written estimates that list the work, materials and price, and taking time instead of deciding on the spot. A second opinion is worth paying for when the quote is for a full rebuild, the photos do not clearly show the damage, or you are asked to decide the same day. Honest caveat: many crack findings are accurate, and a company that sends clear photos without being asked is doing exactly what it should.

There are two main paths. Repair means cleaning the crown, filling cracks and coating it with an elastomeric crown sealant made for the purpose. Rebuild means removing the old crown or wash and forming and pouring a new one with proper thickness, overhang, drip edge and a bond break at the flue. The manufacturer's data sheet for CrownSeal, one common sealant, says the surface must be structurally sound and not loose, and sets application temperatures between 45°F and 95°F. SaverSystems says rebuilding becomes necessary when a crown is too thin or severely damaged. A rebuild costs considerably more, but sealing a crown that is breaking apart usually means paying twice. Honest caveat: a sealant warranty typically covers the material, not labor, and excludes faulty original construction, so read what is actually promised.

Waterproofing usually means applying a water repellent to the brick of the chimney, separate from sealing the crown. The key word on the label is vapor permeable: the product should keep liquid water out while letting water vapor escape. SaverSystems' label for its water-base repellent says it is fully vapor permeable and penetrates the surface rather than forming a coating. The same label requires loose mortar joints and damaged masonry to be repaired before application. A non-breathable coating such as paint can trap moisture inside the brick, where freezing causes spalling. Waterproofing can protect a sound chimney, but it is not a substitute for a working crown, cap and flashing. Honest caveat: product warranties like the one on this label apply when a professional applies it as directed, so ask what product is being used and get its label.

NFPA 211 is the national standard behind chimney inspection levels, so ask before booking whether the inspection you are buying includes a look at the crown from the roof. Ask that the written report include photos of the crown, flue tile and cap, whether or not anything is wrong. Those photos give you a baseline, so next year you can see whether a crack is new or growing. Gary Smith, a home inspector, notes that the crown, the slope and the spark arrestor mesh are all visible items on the roof, while the inside of the flue needs a chimney specialist.
